Rental Procedure and Policies

Rental applications can be filled out online here. Just click on the “Apply Now!” button, search by apartment community name, fill out your application and pay online. You can also get paper applications at each apartment community. Completed paper applications should be provided to the manager of the property, along with the screening fee.

See the attached rental criteria for Gionet Properties / Milestone Management Company communities in the section to the right. Each applicant must sign the Rental Criteria for Residency form.

Gionet Properties and Milestone Management Company are in compliance with State and Federal Fair Housing Guidelines. No persons shall be discriminated against on the basis of race, color, religion, sex, handicap, familial status, national origin, sexual preference, marital status or source of income.

Application Process

Each applicant must be at least eighteen (18) years of age.

Each applicant must present positive identification with a picture.

Each applicant must provide proof of income.

Each applicant must sign the Rental Criteria for Residency form.

Each applicant must submit their own application and pay a non-refundable screening charge of $40.00. The application must be complete and accurate.

The application verification process can take up to two (2) business days to be completed. Delays may occur if the application is incomplete or if rental history cannot be verified.

Application Approval

If your application is approved, you will be required to sign an Agreement to Execute a Rental Agreement and provide an execution deposit which will be used to hold the apartment.  The execution deposit will be applied toward your total move-in costs.  If you fail to pay the balance of move-in costs and/or fail to execute a Rental Agreement, your execution deposit will be forfeited to the Landlord as liquidated damages.

All deposits, rent and other move-in costs will be due at the time that a Rental Agreement is signed.  At that time, keys will be provided to the apartment unit.

Application Rejection

You will be notified promptly if your application is rejected.  We reserve the right to deny any application for rental.

Occupancy Policy

Occupancy is based on the number of bedrooms in a unit. (A bedroom is defined as a space within the premises that is used primarily for sleeping, with at least one window and a closet for clothing.) Two persons are allowed per bedroom. Two persons are allowed in studio apartments.

Pet Policy

Up to 3 pets per apartment unit are allowed. No breed restrictions or weight limit requirements for dogs. Pets must not be aggressive or have a history of aggressive or threatening behavior. Dogs must pass an ‘interview’ with management staff.  All pets must be properly licensed and have shots required by statute or regulation at all times. Pet deposits and pet rent are required.
